When the Rain Becomes the Test: Protecting a Cape Town Cathedral’s Wooden Box Gutters

In heritage buildings, waterproofing is never simply a matter of applying a coating.

Every intervention must protect the building from water ingress while respecting its existing structure, architectural character and often-complex detailing. This becomes particularly important in roof drainage areas, where even a small defect can allow water to penetrate deeply into walls, ceilings and historic finishes.

Safeguard Chemicals recently supplied a polyurethane waterproofing system for the wooden box gutters of a cathedral in Cape Town.

Following the first significant weekend rainfall after completion, the client reported:

“We had zero leaks or evidence of moisture after this weekend’s rains. Safe to say the application was successful.”

That is the result every waterproofing project should ultimately be judged by.

Why wooden box gutters are particularly vulnerable

Wooden box gutters are often hidden between roof slopes, parapets and adjoining walls. Unlike external gutters, a failure may not be immediately visible from ground level.

They are exposed to several demanding conditions:

High volumes of concentrated rainwater
Standing water where falls are insufficient
Thermal movement of the surrounding roof structure
Difficult junctions, outlets and changes in direction
Restricted access for application and maintenance

On a heritage building, the consequences of failure can be especially serious. Water entering through a wooden box gutter may damage timber, ceilings, plaster, masonry, decorative finishes and other historically significant elements long before the source of the leak is correctly identified.

The objective must therefore be to create a continuous waterproofing system capable of accommodating the gutter’s geometry and normal movement while maintaining strong adhesion to the prepared substrate.

The Safeguard polyurethane system

The cathedral’s wooden box gutters were protected using Safeguard PU 720 and PU 290 as a compatible polyurethane waterproofing system.

PU 720 – Primer

PU 720 was used as the preparatory primer to promote adhesion between the correctly prepared gutter substrate and the waterproofing coating.

A waterproofing system is only as reliable as its bond to the substrate. Correct preparation and priming are therefore critical, particularly where existing surfaces, junctions and previous repair areas are involved.

PU 290 – Liquid-Applied Waterproofing Coating

PU 290 formed the seamless waterproofing and protective layer over the prepared and primed box gutters.

Because it is liquid-applied, the coating can follow the shape of the gutter and be worked into junctions, upstands and other details where rigid or sheet materials may be difficult to install.

Once cured, it creates a continuous protective barrier without the multiple laps and seams commonly associated with sheet-based waterproofing.

PU 720 and PU 290 were specified and applied as one compatible system – not as unrelated individual coatings.

Why a liquid-applied system suited this application

Heritage wooden box gutters frequently contain irregular dimensions, difficult transitions and interfaces between different construction materials.

A correctly specified liquid-applied polyurethane system offers several practical advantages:

It creates a seamless waterproofing layer.

The rain provided the first real-world performance check

Visual inspection after application is important, but waterproofing ultimately has to perform under real exposure.

Cape Town’s rainfall provided the first meaningful site check. Following the weekend rains, the client confirmed that there were no leaks and no evidence of moisture ingress.

This successful outcome demonstrates what can be achieved when the substrate is properly assessed, the details are correctly prepared and a compatible primer and liquid-applied waterproofing coating are installed as a complete system.

It is an encouraging result – but responsible waterproofing does not end after the first rainfall. Heritage roof drainage systems should continue to be inspected and maintained, particularly before and during the winter rainfall season.

Outlets must remain clear; water must be allowed to discharge freely and any later work carried out by other trades must not puncture or damage the waterproofing system.

Heritage waterproofing begins with diagnosis

Historic buildings should never be subjected to a generic “coat and hope” repair.

Before selecting a system, the source and pathway of moisture must be established. This requires assessment of the gutter substrate, outlets, falls, joints, roof interfaces, parapets and previous repairs.

The most durable intervention is the one that addresses the actual route of water ingress while causing the least unnecessary disturbance to the building.

When a Boundary Wall Becomes a Room Wall: Understanding Damp in Boundary-Connected Rooms

A boundary wall was never necessarily designed to perform as the wall of a habitable room. So, what happens when a room is built directly against it?
From time to time, we come across rooms that have been constructed directly against an existing boundary or “party” wall. One of the most common complaints in these rooms is damp, often appearing as damp patches, peeling paint, blistering finishes, mould or salt deposits.
The obvious question is:
“Where is the damp coming from?”
The answer is not always as simple as rising damp.
This is where proper investigation becomes important.

The boundary wall problem

SANS 10400-K, Clause 4.2.4.3, states that no horizontal damp-proof course (DPC) shall be provided in free-standing walls.
This is an important consideration when an existing free-standing boundary wall later becomes part of a building.
A boundary wall and a habitable-room wall do not necessarily perform the same function. When a room is constructed directly against an existing boundary wall, the wall may have no horizontal DPC to interrupt moisture movement from the ground.
There may also be differences in foundation construction, ground levels, drainage and exposure to moisture.
The result is that moisture within the existing masonry can become a problem for the newly constructed room.
But is it actually rising damp?
This is where things get interesting.
At Safeguard, we don’t believe every damp patch should automatically be labelled as rising damp.
Damp in a boundary-connected room may involve:

moisture rising through porous masonry;
lateral moisture transfer from the existing boundary wall;
higher external ground levels;
rainwater entering or penetrating the boundary wall;
defective drainage or plumbing;
bridging of an existing DPC;
moisture trapped between two walls;
salt contamination within the masonry or plaster; or
a combination of more than one moisture source.

That is why the visible damp patch is not necessarily the source of the problem.
The first step should be to investigate the wall, the surrounding ground levels and the construction details before deciding on a remedial treatment.

When a new wall is built against the boundary wall

Where regulations and approved plans permit construction close to the common boundary, the new wall should be considered as a separate structural element, with its own appropriate foundations and damp-proofing provisions.

Simply building a new wall directly against an existing boundary wall does not automatically isolate it from moisture.
If the original boundary wall contains moisture, placing another wall directly against it can create a pathway for moisture to transfer into the new construction.

This is particularly important where there is direct contact between the two walls.

So how do we deal with the damp?

The same waterproofing product can behave very differently from one site to another. The reason is simple: waterproofing does not cure in isolation it cures within an environment.

When applying a liquid-applied waterproofing system, product selection is only one part of achieving a successful installation. The condition of the substrate, temperature, humidity, wind, dew point and weather forecast can all influence how a coating dries, cures and ultimately performs.

This is particularly important in South Africa, where application conditions can vary significantly between regions.

A waterproofing system applied on a cool, humid morning in Cape Town may behave very differently from the same system applied on a warm, dry day in Gauteng.

Cape Town vs Gauteng: Two Different Waterproofing Environments

1. Western Cape: Cooler, More Humid and More Variable

In the Western Cape, cooler temperatures, higher humidity, morning dew and rapidly changing weather conditions can contribute to slower drying and curing.

Coastal humidity can increase the amount of moisture present in the environment and on the substrate. Overnight, condensation may also develop as surface temperatures fall.

This creates an important consideration for applicators:

A coating that looks dry is not necessarily fully cured.

The surface may feel dry while the coating underneath is still developing its final properties. Applying another coat before the required curing window has been reached can interfere with film formation and system performance.

Changing weather conditions can add another layer of uncertainty, particularly when rain is forecast during the application or curing period.

2. Gauteng: Warmer, Drier and Faster Surface Drying

Gauteng presents a different set of challenges.

Warmer temperatures, lower humidity and stronger evaporation can accelerate surface drying. While faster drying can appear advantageous, it can also reduce working time and cause the surface of a coating to skin over more quickly.

This is where the difference between surface drying and proper curing becomes important.

A coating may appear dry on the surface while the material beneath it is still curing. If the surface dries too quickly, it can potentially affect flow, film formation and the uniformity of the finished coating.

In other words, faster is not always better.

The objective is not simply to make a coating dry as quickly as possible. The objective is to allow the coating to dry and cure under conditions appropriate for the product and the application.

Drying Is Not the Same as Curing This distinction is often overlooked.

Drying generally refers to the point at which a coating becomes sufficiently dry at the surface to handle or continue with the next stage of application.

Curing is the broader process through which the coating develops its intended physical and performance characteristics.

The two processes are related, but they are not necessarily the same.

That is why relying solely on touch-dry conditions can be misleading. The recommended curing and recoat intervals provided by the product manufacturer should always be followed, together with consideration of the actual conditions on site.

Wind: Helpful for Evaporation, But Not Always for Application

Wind is another environmental factor that deserves attention.

Air movement can increase evaporation and accelerate surface drying. Strong winds can therefore change the way a liquid coating behaves during application, potentially affecting working time, flow and film formation.

This is particularly relevant in exposed areas and coastal environments, where wind conditions can change rapidly.

The goal is to achieve a controlled application not simply the fastest possible evaporation.

The Seven Conditions to Check Before Waterproofing

Before applying a liquid-applied waterproofing system, it is important to consider the complete site environment.

1. Substrate Temperature

The temperature of the substrate can influence adhesion, drying and curing.

The surface should be within the temperature range specified for the particular product.

2. Substrate Moisture

Moisture within the substrate can create significant problems for waterproofing systems, including poor adhesion and blistering.

The substrate must therefore be suitably prepared and sufficiently dry in accordance with the product requirements.

3. Ambient Temperature

Ambient temperature affects curing speed and working time.

Temperature should always be considered together with the other environmental conditions rather than viewed in isolation.

4. Relative Humidity

High relative humidity can slow evaporation and curing.

Humidity can also contribute to condensation risk when surface temperatures approach the dew point.

5. Dew Point and Condensation Risk

One of the most important checks is the relationship between surface temperature, air temperature, humidity and dew point.

Waterproofing should only be applied when conditions are suitable and the risk of condensation is adequately controlled.

A surface can appear perfectly dry while condensation is beginning to form particularly during changing weather or as temperatures fall.

6. Wind Conditions

Wind can increase evaporation and alter the behaviour of a coating during application.

Strong winds may reduce working time and influence film formation, particularly on exposed roof areas.

7. Rain Forecast and Curing Window

Rain should be avoided during application and throughout the period required for the coating to develop sufficient resistance.

The forecast should therefore be considered before application begins, not only once the first signs of rain appear.

The required curing interval between coats should also be respected. Applying subsequent coats too early can compromise the performance of the overall system.

The Site Conditions Are Part of the Specification

A product data sheet tells you the characteristics and requirements of the product.

But the site conditions determine whether those requirements can be met at the time of application.

This is why good waterproofing practice involves more than selecting a suitable product.

It requires the applicator to assess the substrate, understand the environmental conditions and plan the application around the available curing window.
